Brampton Ukrainian Centre is a staffed accommodation centre. Please speak to the Duty Manager or duty staff if you need help, wish to report a problem, or are unsure about any house arrangements.
Staff are available on site around the clock. Follow the instructions displayed in the centre and any direct safety instructions from staff.
Respecting other residents
Treat residents, visitors and staff with respect. Threats, intimidation, harassment, discrimination and violence are not acceptable.
Please keep noise to a minimum, particularly between 9:00 pm and 9:00 am. Be considerate when using televisions, phones and shared spaces.
Meals and shared facilities
Meals are provided through the centre’s meal service. Please follow the meal arrangements and times displayed on site. Ask duty staff if you need clarification.
Cooking appliances must not be used in bedrooms. Do not bring air fryers, hot plates, portable ovens or other cooking equipment into your room. Shared kitchenette facilities are for permitted uses such as tea, coffee and food consumption; follow the notices displayed there.
Laundry service
The centre has a personal laundry service. Follow the collection, handover and return instructions provided by staff.
A resident notice dated 2 December 2025 sets out a laundry contribution of €5 per person per week for the designated accommodation arrangement. If your accommodation arrangement has changed, ask management to confirm which charges apply to you.
Fire safety and evacuation
Familiarise yourself with the fire exits and evacuation arrangements displayed on your floor. If an alarm sounds, follow the evacuation procedure and staff instructions immediately.
Do not interfere with smoke detectors, alarms, fire doors, extinguishers or emergency lighting. Never obstruct fire exits. E-scooters and lithium-battery charging are subject to specific fire-safety prohibitions displayed at the centre. Smoking and vaping are prohibited inside the building.
Your bedroom and electrical appliances
Keep your bedroom and bathroom reasonably clean and tidy. Do not alter locks, electrical fittings or furniture, or attach fixtures to walls without permission.
Electrical appliances brought into the centre must be presented for PAT testing before use where required by the applicable accommodation conditions. A PAT test does not make a prohibited cooking appliance permissible in a bedroom.
Visitors, access and security
Visitors must follow the centre’s sign-in and security procedures. Management must be aware of visitors on site. Overnight visitors are not permitted under the commercial conditions.
Do not disclose access codes or help unauthorised people enter the centre. Report security concerns immediately. Ask management about any visitor rules specific to your accommodation arrangement.
Children and communal spaces
Parents and guardians remain responsible for supervising children in their care. Please use shared spaces considerately and leave them clean and tidy.
Do not leave belongings in corridors or obstruct doors, stairs or exits. Follow any instructions about the day room, dining areas and shared kitchenette.
Maintenance, repairs and concerns
Report leaks, faulty windows, plumbing problems, electrical concerns, damage and other maintenance issues promptly to duty staff or the Duty Manager. Do not attempt repairs yourself.
If you have a concern about behaviour, safety, welfare or the accommodation, speak to duty staff or ask to contact the Duty Manager. Urgent emergencies should be reported immediately.
Which conditions apply to me?
Brampton has different accommodation arrangements. The conditions that apply to you depend on your individual placement or agreement.
For residents occupying under a commercial licence, the confirmed Commercial Conditions of Occupancy cover accommodation charges, mandatory meals and laundry, deposits, payment, use of communal areas, visitors, security and conduct. Residents accommodated under Department arrangements should follow the conditions of their placement and relevant Department notices. Speak to management if you are unsure which arrangement applies to you.
Conditions of Commercial Occupancy — all 39 clauses
Applies to residents under a commercial accommodation arrangement. Read these conditions together with your individual Licence Agreement. For legal matters such as duration, notice, termination, deposits, arrears and liability, refer to the Licence Agreement as applicable.
This is an accessible resident-facing presentation of the confirmed conditions. The signed agreement and formally issued conditions remain the governing documents.
1. Accommodation
Fully furnished en-suite accommodation with heating, electricity, hot water, Wi-Fi and designated shared facilities. Staff are present 24 hours.
2. Accommodation charges
€1,000 per month for one adult; €200 per additional adult per month; €100 per child under 18 per month.
3. Mandatory meal service
€10 per adult and €5 per child per day. Buffet-style breakfast, lunch and evening meal seven days a week. Charges apply whether or not individual meals are eaten.
4. Mandatory laundry service
€5 per person per week for washing and drying normal personal laundry, including clothing and bedding. Charges apply whether or not used. Follow laundry instructions.
5. Payment
Accommodation, meal and laundry charges are payable in advance. Initial payment includes the first month and deposit. Thereafter payments fall due on the monthly anniversary of commencement. Cash or bank transfer may be used.
6. Deposit
A deposit equivalent to one month’s applicable accommodation charge is required. The individual Licence Agreement governs deductions and return.
7. Review of charges
Charges may be reviewed; changes will be communicated in accordance with the Licence Agreement and applicable notice requirements.
8. Temporary absence
An absence does not suspend the commercial arrangement. Charges continue where the allocated room is retained.
9. Authorised occupants
Only approved persons may occupy a room. No subletting, transfer or unauthorised additional occupants. Notify management of household changes.
10. Room allocation
Management allocates rooms and may require a move to another suitable room for legitimate operational, maintenance, safety or security reasons.
11. Duration and notice
The individual Licence Agreement governs the duration, notice and termination of the commercial arrangement.
12. Communal facilities
Use only designated shared facilities; leave communal rooms, television areas and kitchenette/dining areas clean and tidy.
13. Cooking and food
NO COOKING in bedrooms or elsewhere by occupants. NO air fryers, hot plates, portable ovens, microwaves, toasters or similar appliances in bedrooms. Designated kitchenette areas may be used for tea, coffee and eating meals. Store food hygienically.
14. Laundry instructions
Follow instructions displayed in the laundry area. Occupants are responsible for identifying garments requiring specialist treatment.
15. Post
Collect post from the designated collection point.
16. Access and security
There is no curfew; occupants have 24-hour access. Keep gate and door codes confidential and report compromised codes immediately.
17. Management access to bedrooms
Management may access bedrooms for emergencies and urgent safety/security matters. Other access is normally arranged in advance. Monthly preventative maintenance inspections must be facilitated.
18. Bedroom condition and alterations
Keep bedrooms, en-suites and furnishings in reasonable condition. No painting, wall fixings, lock changes, electrical alterations or business use without permission.
19. Electrical appliances and PAT testing
ALL plug-in electrical appliances brought to the premises must be presented for PAT testing BEFORE USE unless already tested. New appliances must also be tested. Cooking appliances remain prohibited even if PAT tested.
20. Fire safety
Do not obstruct exits or fire doors, wedge fire doors open, or interfere with alarms, detectors, extinguishers, lighting or signage. Follow evacuation instructions immediately.
21. Smoking and vaping
NO SMOKING OR VAPING inside the building. Follow designated outdoor smoking arrangements.
22. Alcohol
Alcohol conditions are subject to the individual Licence Agreement and applicable rules. Intoxication causing disturbance, threats, safeguarding concerns, damage or danger is unacceptable. Alcohol is not permitted in communal areas under current site instructions.
23. Drugs and illegal substances
No illegal drug possession, use, supply or distribution. Serious safety, safeguarding or unlawful activity is prohibited.
24. Visitors
Visitors must sign in and management must know they are on site. NO OVERNIGHT VISITORS. Visitors may be refused access for legitimate safety, security or safeguarding reasons.
25. Children and safeguarding
Parents and guardians remain responsible for supervision, welfare and behaviour of children in their care.
26. Respect and behaviour
No bullying, harassment, threats, violence, intimidation, discrimination or abuse towards residents, staff or visitors.
27. Noise and quiet hours
Quiet hours are 9:00 pm to 9:00 am. Keep television, music and conversation at a considerate volume at all times.
28. Cleaning and hygiene
Keep bedrooms and en-suites hygienic. Leave shared areas clean; do not store belongings in corridors or obstruct access.
29. Waste
Use designated waste and recycling facilities. Do not allow waste to accumulate.
30. Damage, defects and maintenance
Report leaks, faults, damage, pests and hazards promptly. Do not carry out unauthorised repairs. Liability for damage is subject to the Licence Agreement and applicable law.
31. Health and safety
Take reasonable care for your own and others’ safety; follow staff instructions and report hazards. Do not store dangerous materials.
32. Personal property
Residents are responsible for their valuables and belongings, subject to any responsibility imposed by the Licence Agreement and applicable law.
33. Unlawful activity
No unlawful use of the premises or behaviour that puts others or the property at risk.
34. Compliance
Management may address breaches proportionately according to their nature, seriousness and frequency. The Licence Agreement governs contractual consequences.
35. Serious breaches
Violence, threats, serious abuse, fire-safety interference, deliberate unauthorised access, serious damage, illegal drug activity, serious safeguarding concerns and repeated material breaches may be treated as serious.
36. Non-payment and arrears
Failure to pay, persistent late payment or arrears may breach the commercial arrangement. Any consequences are governed by the Licence Agreement and applicable law.
37. End of occupancy
Leave by the agreed date; remove belongings and waste, clean the room, return keys and property, and settle outstanding charges. Deposit and damage matters are governed by the Licence Agreement.
38. Review of conditions
Conditions may be reviewed for operational, safety or legal reasons. Changes to substantive commercial terms follow the Licence Agreement.
39. Relationship with Licence Agreement
These confirmed Conditions of Commercial Occupancy apply to commercial occupants alongside their individual Licence Agreement. The agreement governs legal provisions on duration, notice, termination, deposits, arrears and liability. State-accommodated residents remain subject to their placement and applicable Department policies.
State accommodation policies
For residents accommodated under Department / State arrangements: Your placement, Department notices and relevant national policies apply. Brampton’s house safety and conduct rules also apply on site. Commercial accommodation charges and deposit conditions do not automatically apply to a State-funded placement.
